Are ‘For Sale’ signs permitted?
Realtor signs are to be placed in the patio door window of the unit. No signs are permitted on the common lawns or the boulevard.
Are realtor lock boxes permitted?
Yes: on the unit front door handle or front porch railing.
Are there any occupancy restrictions?
No. Please refer to the City of Guelph Student Rental By-laws.
Are there any leasing restrictions?
Short-term leasing is not permitted. The initial term of any lease must be at least three months or longer.
Are there any pet restrictions?
The only pets allowed are dogs, housecats, small birds and small fish or reptiles. Aquariums must have a capacity of fifteen liters or less. No animal breeding is allowed.
What are the parking rules for residents?
Each unit is designated with one parking space. A few units have a second parking space, but most do not. A resident parking permit must be clearly displayed at all times.
What are the parking rules for visitors?
Visitor parking is for guests only. Visitors must not exceed 3 consecutive nights in visitor parking in any 7-day period. A resident parking permit must be clearly displayed between midnight and 8 AM.
Can I rent an extra parking space, or buy one?
No. The condo is not allowed to rent parking spaces to residents. Parking spaces cannot be sold, either by the condo or from one resident to another.
Are there restrictions regarding changes to the common elements?
All changes must be approved by the Board of Directors prior to any work commencing.
Is there sub-metering of utilities?
No.
Are there any unusual maintenance items?
No.
Are there any bulk utilities included in the common expenses?
Hydro and gas are the responsibility of the unit owner. Water is included and paid for by the Corporation.
Is there private waste pickup?
Yes. All waste must be brought to the garbage shed for private collection. Black bags are used for organics and trash and blue bags for recyclables. Nothing should be placed on the floor in the garbage shed. Cardboard boxes must be flattened and placed in the recycling bin.
Are there any amenities?
No.
Are there any smoking or cannabis restrictions?
All forms of smoking (tobacco/cannabis), including the use of vaping devices, are prohibited in the units. Smoking is allowed outside, but not within 10 feet of any door or window. No one is permitted to grow marijuana/cannabis anywhere on the property (indoors or outdoors).

- The garbage shed requires a code to enter. All residents are given the code when they move in.
- Units are required to remain on the Master Key system.
